New Construction Homes in Lucas, TX: 2026 Prices and Taxes
Published October 31, 2026 · Kyler Hood, Sales Agent, eXp Realty LLC
Short answer: Lucas has very few new-home communities. Most new homes there sit on one acre of land or more. At Enchanted Creek, Perry Homes base prices run $1,263,900 to $1,628,900. I pulled those prices from the builder's pages on October 9, 2026.
I'm Kyler Hood, a new construction agent in North and East DFW. I have toured Enchanted Creek four times on video. This guide uses what I saw there. It also uses city tax pages and a copy of the zoning code.

What new homes are being built in Lucas right now?
Enchanted Creek is the main place to buy a new home inside Lucas. Two builders sell there. Perry Homes builds from a set of plans. Our Country Homes builds custom homes.
Perry has 21 plans here that I could confirm. They run 3,274 to 6,321 square feet. Each has 4 or 5 bedrooms.
| Builder | Lot size | Price | Size | As of |
|---|---|---|---|---|
| Perry Homes | 1 acre and up | $1,263,900 to $1,628,900 base | 3,274 to 6,321 sq ft | Oct 9, 2026 |
| Our Country Homes | 1 acre and up | $195 per sq ft, plus lot | 3,500 sq ft or more | July 2025 |
Some real homes I toured show how prices land. In March 2026, a 3,716-square-foot Perry home was listed at $1,399,000. In May 2026, I toured a Perry 4336 plan. It sat on a 1.14-acre corner lot for $1.47 million. Perry's own page lists its 4258a plan at $1,373,900 (Perry Homes, retrieved 2026-10-30).
Lot size changes the price too. In my March tour, lot premiums started at $20,000 to $30,000. The almost-5-acre lot had a $350,000 premium. A lot premium is extra money you pay for a better or bigger lot.
Our Country Homes works a different way. In July 2025, they priced homes at $195 per square foot for standard features. Then you add the lot premium and any upgrades. Their homes must be at least 3,500 square feet. A custom build there took 12 to 15 months. Most production builders take 6 to 8 months.
What I liked: Perry's model here has finishes from Britton, its higher-end sister brand. Every bedroom I saw had a walk-in closet. Homes here also sell fast. Some sold before my videos went live.
I also toured a Partners in Building home in nearby Dean Farms. It was 5,670 square feet on about 1.6 acres for $1.499 million in May 2026. Check if a Dean Farms lot is inside Lucas city limits before you count on Lucas taxes.

Why do some searches show Lucas homes in the $460s?
Those homes are mostly at Inspiration. Builders like First Texas Homes market it as "Lucas." First Texas lists homes there from the $460s (First Texas Homes, retrieved 2026-10-30).
But Inspiration does not seem to be inside Lucas city limits. From what I can find, it sits in the Lucas ETJ. ETJ means land near a city that is not part of the city. Builder pages also put Inspiration in Wylie ISD. I have not confirmed this on the county tax records yet.
Why does this matter? A mailing address is not a tax address. Your taxes, rules and schools follow where the lot really sits. Inspiration also has 50-foot lots, not one-acre lots (Ashton Woods, retrieved 2026-10-30).
How big are the lots in Lucas?
Most homes in Lucas sit on at least one acre. That is a big part of why prices start so high.
The city code sets a minimum lot size for each zone. A zone is an area with its own building rules. The R1 zone needs 1 acre. The R1.5 zone needs 1.5 acres. The R2 zone needs 2 acres (Lucas zoning code, Zoneomics copy, retrieved 2026-10-30). The city is reviewing this chapter now, so check the current rules.
At Enchanted Creek, I saw lots from 1 acre to almost 5 acres.
Which school district will my Lucas home be in?
It depends on your exact address. Six school districts serve parts of Lucas. They are Allen, Lovejoy, McKinney, Plano, Princeton and Wylie ISD (City of Lucas, retrieved 2026-10-30). ISD stands for independent school district.
At Enchanted Creek, most lots are in Plano ISD. A few large lots near the Wylie ISD line can choose Plano or Wylie ISD. Perry's page for one plan lists Wylie ISD.
My tip: check your lot with the school district before you sign. Some districts also let you pay a fee to transfer in. That is called open enrollment.
What are property taxes on a new home in Lucas?
On a Plano ISD lot at Enchanted Creek, the 2026 rate is about 1.52% of your taxed value each year. That is before exemptions. There is no MUD or PID here, as I noted on my tours. A MUD or PID is an extra tax district some new areas have.
Here is how the rate adds up, per $100 of value:
| Who taxes you | 2026 rate | Source |
|---|---|---|
| City of Lucas | $0.249880 | City of Lucas, adopted |
| Collin County | $0.151414 | Community Impact, adopted Sept 14, 2026 |
| Plano ISD | $1.03275 | Murphy Monitor, adopted Sept 8, 2026 |
| Collin College | $0.081220 | Community Impact |
| Total | $1.515264 | Sum of the four |
All four rates were adopted for 2026. Plano ISD adopted its rate on Sept. 8, 2026.
A worked example. Say your home is taxed at $1,300,000. Multiply by 1.515264%. That comes to about $19,698 a year before exemptions.
Now add the homestead exemption. A homestead exemption lowers the taxed value of the home you live in. In Texas, it takes $140,000 off your school taxable value (Texas Comptroller, retrieved 2026-10-30). In Plano ISD, that saves about $1,446 a year.
Wylie ISD lots have a different total rate. Ask for it before you buy one.
Watch for the new-build tax trap. Your first bill may count only the land. The next bill counts the full house, and it can jump. Read about the Texas new-build tax trap. You can also estimate your first-year tax bill. Then learn when to file your homestead exemption.
Septic, water and HOA costs
Many Lucas homes use septic, not city sewer. Septic is a tank and field in your yard that treats waste water. A new house in Lucas needs Collin County approval for its septic system (City of Lucas permits, retrieved 2026-10-30).
Some homes use aerobic septic systems. Those need a maintenance contract. The city says that means three inspections a year.
The City of Lucas bills for water (City of Lucas utility billing, retrieved 2026-10-30).
HOA dues at Enchanted Creek were $766 a year on the Perry home I toured in May 2026. HOA means homeowners association. Our Country Homes quoted $767 a year in my July 2025 tour.
One more cost: if you fence a Perry lot, the fence must be wrought iron.
Is a new build in Lucas right for you?
Lucas fits buyers who want land, quiet and trees. You will need a budget of about $1.2 million or more.
Here is how I put it on a tour. For about $1.5 million, you can buy a home this size in Frisco, Prosper, Celina or Rockwall. But you won't get the yard, the quiet or the trees.
Want a new build closer to $500,000? Look at nearby towns instead. See other Northeast Dallas new-home communities. You can also check current builder incentives and browse floor plans.
