Perry Homes in DFW (2026)
Published October 6, 2026 · Kyler Hood, Sales Agent, eXp Realty LLC
Short answer: Perry Homes builds in about 21 DFW-area communities in my catalog. This guide covers the four I toured and filmed: Bristol Valley in Heath, Enchanted Creek in Lucas, Terraces in Rockwall, and Meraki in McLendon-Chisholm. I don't write about communities I haven't walked, so if you are shopping Perry somewhere else, call me and I will tell you what I actually know.
I'm Kyler Hood, a new construction agent in North & East DFW. Perry is one of the builders I like to tour. Prices below are the ones I said on camera at the time of filming, so some of them may be out of date by now. Where I could not verify something, I say so. I'm not a lender, so I leave loan advice to your lender.
Where does Perry build in my corridor?
These are the four Perry communities in my corridor that I have toured and filmed. Perry names most plans by their square footage, which means a plan called 4594 is about 4,594 square feet.
| Community | City | What I said on camera | Plans in my catalog |
|---|---|---|---|
| Bristol Valley | Heath | Half-acre and one-acre-plus lots. I said the 6321 plan starts around $1.624 million. | 30 (3,068 to 6,321 sq ft) |
| Enchanted Creek | Lucas | One-plus-acre lots, starting at $1.2 million. | 21 (3,274 to 6,321 sq ft) |
| Terraces | Rockwall | A 2769 inventory home cut from $720,000 to $625,000. | 30 (2,600 to 4,978 sq ft) |
| Meraki | McLendon-Chisholm | 45-foot and 50-foot lots. The 1910 plan at $463K, up to $615,900 on 50-foot lots. | 32 (1,910 to 3,553 sq ft) |
Base prices rise once you add options. I said on camera to add roughly 15 to 18 percent. My catalog lists the 6321 plan at a $1,623,900 base price. It also lists the Terraces 2810 plan at $651,900 and the 2769 plan at $653,900.
Tax snapshots, from my sheet checked in September 2026: Heath has an adopted 2026 rate of 1.610336 per $100. Lucas is at 1.515264, with no MUD or PID listed. Rockwall's city-wide adopted rate is 1.586907. I said 1.52 for Terraces on camera, so confirm the Terraces rate. A MUD is a special tax district, and a PID is a special fee on the lot. I said on camera that Bristol Valley and Enchanted Creek have no MUD or PID. I also said on camera that the Terraces HOA was $141 a month. At Meraki I said the rate was 2.75 including a MUD, and that it varies by lot. Ask the sales office for the exact rate on your lot before you rely on any of these numbers.
What does Perry do well?
Plan choices that are easy to read. Perry puts the square footage in the plan name, which makes comparing a 2769 to a 2810 simple. My catalog also lists one-story plans, including the 4594 at Enchanted Creek and the 2769 and 2810 at Terraces.
Finished yards at Bristol Valley. I said on camera that Perry puts sod all the way to the fence and builds fences there. Ask the sales office what is included on your lot, because that can change from one phase to the next.
Price cuts on some inventory. At Terraces I said a 2769 inventory home dropped from $720,000 to $625,000. Cuts like that can change quickly, so confirm which ones are still live before you write an offer.
A recognized name. I said on camera that Perry is a very recognized name, and I made no promises about resale. I also said it is one of my favorites for floor plans, customer service and extra warranty. That is my opinion from touring the homes, and it is not a guarantee of how yours will turn out.
Incentives, as of October 5, 2026. Perry's site lists a Year End Sales Event with rate reductions and special pricing on select homes. You need a designated home, the savings flyer at your first model visit, and a close by December 31, 2026. The offers cannot be combined, and Perry can change or end them. The dollar amounts appear only in an image on Perry's page, so I don't list them. Source: Perry Homes Year End Sales Event. Perry also lists a Heroes offer of 1% off the sales price on select homes for hospital, school, emergency and city service workers and military. You need the flyer at your first visit, proof of employment, one per household, and a close by December 31, 2026, and it cannot be combined with other offers. Source: Perry Heroes flyer. Confirm all of this with the builder. See more at kylerhood.com/incentives.

What should I ask at the sales office?
- What is the current incentive sheet, and when does each offer expire?
- Which offers apply to my home, and which need the builder's lender?
- What is the earnest money deposit, and when is it refundable?
- Can I see the warranty booklet, and what does year one actually cover?
- What is the build timeline on a ground-up home here right now?
- What is the lot premium, and what is the tax rate on my exact lot?
- What comes standard, and what is an upgrade? (Fences, sod, appliances.)
