Ask the sales office what's live now. It can't be combined with other offers, and Toll can end it at any time. Confirm with the builder's sales office.
Toll Brothers: 5.49% 30-year fixed rate (5.76% APR) on select quick move-in homes. A quick move-in home is one that's built or close to done. You must finance through Toll Brothers Mortgage Company and put at least 10% down. The loan has to be between $250,000 and $832,750, and you have to live in the home. FHA and VA loans don't qualify. Toll's page lists two close-by dates, Dec. 18 and Dec. 28, 2026, so ask which one applies. Confirm with the builder's sales office.
Windsor Homes: Windsor's site still shows up to $100,000 in savings, a 1% rate buydown and $2,500 in closing costs. But its own fine print says the offer was for contracts dated by Sept. 30, 2026. I didn't find a newer offer. Ask the sales office what's available now.
