Why Meraki

Meraki has a McLendon-Chisholm address, and many homes use a Forney mailing address. It sits in Kaufman County, just outside McLendon-Chisholm's town limits. Homes here are zoned to Forney ISD. A new elementary school is planned inside Meraki, but it is not built yet. Confirm your school with Forney ISD before you buy. Bloomfield, Highland and Perry Homes all list plans here. American Legend and Stonefield Homes also build in the community.

The number to watch is the tax rate. The 2026 adopted total is 2.771989 per $100. That is the highest in this guide set. Most of the gap comes from Ledbetter MUD No. 1. A MUD (municipal utility district) is a local district that pays for water and sewer lines. It adds its own tax of $1.00 per $100. There is no city tax, since Meraki is outside the town limits. I found no PID on Meraki lots in the county tax records. Still, check the tax certificate before you close.

Fits the buyer priced out of Rockwall County who still wants Forney ISD. The MUD tax is the tradeoff, and the math is on this page.

The tax math

Texas taxes new construction on market value. Meraki's 2026 adopted total is 2.771989 per $100 (Kaufman County tax rate records). That's the number your monthly payment is actually built on, not the builder's quote.

What the arithmetic looks like on a $500,000 purchase: $500,000 × 0.02771989 = $13,860/year ≈ $1,155/month in property tax alone. That's straight math on the adopted rate — your assessed value and exemptions change the real bill.
