Why Lewis Ranch

Lewis Ranch sits in Wylie, on the Collin County side, zoned to Wylie ISD. I live nearby, so this one I know from the ground: I filmed the street-level and drone tour through the new Bloomfield phase here, and a walking trail runs from the neighborhood toward Wylie East High School.

What makes it worth a serious look right now isn't the marketing — it's the math. Bloomfield is discounting finished inventory instead of just advertising incentives, which means the negotiation starts from a lower number, not from a higher one with perks stacked on top.

Fits the buyer who wants Wylie schools with a builder discounting finished inventory, not a from-scratch build.

The inventory, documented

Nine of nine listed homes carry a stated cut, $46,424–$63,907 (5.9%–9.0%). Corroboration: an August 18, 2026 version of the same flyer showed three of these homes at identical NOW prices, so those discounts were already in effect by mid-August. The tax math

Texas taxes new construction on market value, and Wylie's 2026 adopted total is 2.004388 per $100 — that's the number your monthly payment is actually built on, not the builder's quote.

What the arithmetic looks like on a $650,000 purchase: $650,000 × 0.02004388 = $13,028.53/year ≈ $1,086/month in property tax alone. That's straight math on the adopted rate — your assessed value and exemptions change the real bill.
