Shane Homes in Rockwall (2026)

Published October 6, 2026 · Kyler Hood, Sales Agent, eXp Realty LLC

Short answer: Shane Homes builds in two Rockwall communities, Gideon Grove and Park Hills. This guide covers both. In my video, I said Shane is a Canadian company that has built homes since 1979. I toured their model home and two inventory homes in person.

I'm Kyler Hood, a new construction agent in North & East DFW. I keep this guide short on purpose, because Shane has a relatively small footprint here and I only write about communities that I have personally walked. Where I could not verify something, I say so plainly.

Where Shane builds in my corridor

CommunityCityWhat I knowPlans in my catalog
Park HillsRockwall144 lots, backs to Harry Myers Park, HOA $750 a year (my video)12
Gideon GroveRockwallFinishing up, HOA $1,000 a year (my video)12

The two communities are about five minutes apart, and both sit off John King. In my video I said Park Hills is right off I-30, near Costco, Target and Walmart. The HOA figures come from my tour video, which is not dated, so please confirm them with the sales office.

My tax data lists an adopted 2026 rate of 1.586907 per $100 for Rockwall ISD, with no MUD. A MUD is a special tax district that adds a second bill to your yearly property taxes. I checked this rate on September 29, 2026, but I did not look up the taxing details for each individual community, so ask the sales office what applies to your lot.

My catalog has no base prices for Shane plans, so I do not list a price range. It does include both one-story and two-story plans, and Denton is one story at 2,874 sq ft, with 3 beds and 2.5 baths. Sheffield is two stories at 3,291 sq ft, with 5 beds and 4.5 baths.

What Shane does well

They will customize a floor plan. Shane has a "love it or customize it" program, so if you like a plan as it is, you keep it. If you need to move some walls, I said in my video that they will do that for you. There is also a concierge program, which I described as step-by-step help throughout the build.

The homes feel tall and roomy. On my tour, the first floor had 10-foot ceilings and the second floor looked to be about 9 feet, and the doors were solid core, except the glass office doors. The model home is the Brady, at 4,079 sq ft, and I especially liked its butler style pantry design. The Sheffield inventory home had a garage that fit three cars side by side.

The Park Hills location is easy to use. The community backs up to Harry Myers Park, and in my video I said you can walk from the park to the homes. It also sits close to I-30 and the new HEB, which keeps everyday errands convenient.

Incentives, as of October 5, 2026. Shane's offers page listed three $25,000 offers. One covers Gideon Grove inventory homes, namely the Brady at 1831 Gem Drive and the Sheffield at 1902 Pebble Lane. The other two cover Park Hills and Gideon Grove. These two appear new, and builder confirmation is pending. The offers can go toward price or a rate buydown with Shane's preferred lender, and the two newer ones also list design center upgrades. None of them can be combined with another offer, and all three are subject to change or cancellation, with no published expiry date. Please confirm with the builder, and see kylerhood.com/incentives for what I track.

Bottom line

I think Shane is worth a visit if you want a floor plan you can adjust and a home that feels open and tall. In my video I said Shane may suit buyers who are relocating from a higher cost state, and that it may not fit if you need a very specific home within two months or if your top goal is the most space per dollar. I'm not a lender, so run the monthly cost with a lender, and use my payment calculator for a first look.

Frequently asked questions

How much does a Shane Home cost?

Shane's base prices are not available in my catalog, so I do not list one in this guide. In my tour video, I said the Sheffield inventory home in Gideon Grove was $715,900, but that video is not dated, so confirm the current price. In my overview video, I also said to plan for 15 to 19 percent above a base price. That is my own estimate, and it does not come from Shane.

Does Shane Homes offer incentives?

As of October 5, 2026, Shane's offers page listed three $25,000 offers for Gideon Grove and Park Hills. Two of them appear new and still need builder confirmation. Each one can go toward price, or a rate buydown with Shane's preferred lender, and none can be combined. Confirm what is live with the sales office.

Where does Shane Homes build in DFW?

In my catalog, Shane builds in two Rockwall communities, Gideon Grove and Park Hills. The two communities are about five minutes apart and both sit off John King. I only cover communities I have toured, so call me if you are looking at a Shane community elsewhere.

Is Shane Homes a good builder?

Shane is a builder I think is worth a real look, and I said in my video that they can be a pretty good option for a lot of people. I have toured their model home and two inventory homes in person. Read the offer terms carefully, ask the questions above, and run the real monthly payment with the adopted tax rate before you sign.
