Highland Homes in DFW's East Corridor (2026)
Published October 6, 2026 · Kyler Hood, Sales Agent, eXp Realty LLC
Short answer: Highland Homes builds in 29 DFW communities in my catalog. This guide covers the five in my corridor that I have toured on camera. They are Hillstead in Lavon, Sonoma Verde in McLendon-Chisholm, Meraki in the Forney area, Creekside in Royse City, and the Estates at Bristol Valley in Heath. I only write about places I have walked. If you are shopping Highland somewhere else, call me and I will tell you what I know.
I'm Kyler Hood, a new construction agent in North & East DFW. Highland is one of my favorite builders. The prices below are what I said in my videos, but I did not log the filming date for each one, so they may have changed. Tax and HOA figures come from my own homework, which I checked in September 2026, and where I could not verify something, I say so.
Where Highland builds in my corridor
| Community | City | Prices I said on camera | Tax and HOA |
|---|---|---|---|
| Hillstead | Lavon | 40-ft lots from $377,990. Ellington from $442,990. Windemere from $435,990. | On camera I said a little over 2, and about 2.4 to 2.5 all in, and that I would have to double-check. I have no verified rate yet. |
| Sonoma Verde | McLendon-Chisholm | A 3,723 sq ft home on a 60-ft lot at $615,182. | Adopted 2026 total rate (city, county and Rockwall ISD) of 1.450455 per $100, plus a PID. HOA about $71 a month in my sample. On camera I said about 1.99 all in and about $800 a year for HOA. |
| Creekside | Royse City | Bristol (one-story, 1,885 sq ft) at $355,000. Everleigh at $415,000. Both were ready-now prices as I quoted them. | On camera I said there is a PID, about 2.4 all in, and an HOA of $50 a month, paid yearly at $600. I have not verified Creekside's tax rate. |
| Meraki | Forney area (my catalog lists McLendon-Chisholm) | Chesterfield from $486,990. Birchwood from $507,990. | On camera I said Forney ISD with a MUD, about 2.74 all in, and an HOA of $65 a month. Kaufman County records now show 2.77 per $100 for 2026, including Ledbetter MUD No. 1. I have not verified the HOA. |
| Estates at Bristol Valley | Heath | 24 gated lots of 1 to 1.7 acres. Homes of 3,200 to 4,470 sq ft, projected at $1.6 million to about $2 million. | Adopted 2026 total rate of 1.610336 per $100. On camera I said 1.57% with no MUD or PID. HOA $145 a month, per my video. |
A PID is a public improvement district. It adds a yearly charge that pays for shared neighborhood work, on top of the tax rate. The Hillstead and Meraki figures are base prices, so add-ons cost extra. The Sonoma Verde and Creekside figures were ready-now prices as I quoted them, and the Heath figure is a projection. At Meraki I said Highland builds on all sizes of lots, and the range runs from the mid to high 400s up to about the mid to high 600s.
What I saw on site. Hillstead sits about 2 minutes from Rockwall, and the amenities I walked include a pool, pickleball and a rentable room that fits 63 people. Sonoma Verde is a master plan community with walking trails, a stocked fishing pond and dog parks. Two inventory homes I toured there sat on 70-ft lots that back up to a green belt. The Estates at Bristol Valley is a single phase of 24 homes behind a gate, built on lots of 1 to 1.7 acres, with no master plan around it.
What Highland does well
Lot sizes that change the price. At Sonoma Verde, I toured a 60-ft lot home that was about 200 sq ft bigger than two 70-ft lot homes, and it cost less. You give up some yard and get more house. Hillstead's 40-ft lots sit at the lower end of my table.
Small details in the plan. I point out window benches in Highland homes. On camera I said the owner of the company loves them, and shower tile is another detail worth a look. Standard tile stops partway up the wall, and I said on camera that if you can run it all the way up, do that. Highland's website also lets you flip a floor plan, so it matches the model you walked.
Room for a reasonable ask. On one Highland home with this floor plan, my clients asked Highland to move the fence a little past the windows. Highland did it. I would not count on that for every home, although it shows that a polite request can be worth making.
A current offer. As of October 5, 2026, Highland's site shows $20,000 to buy down the interest rate, toward closing costs, or toward the Design Center. A builder listing feed dates it through December 31, 2026. I said on camera that it goes through their lender. The fine print was hard to read, so confirm the terms and which homes qualify with the builder. See what else is live at kylerhood.com/incentives.
Bottom line
Highland is a builder I suggest as a first stop if you are still working out what you want. In my corridor it offers a wide range, from 40-ft lots in Lavon to acre lots in Heath. Start with the plan, and then run the real monthly payment with the adopted tax rate and any PID included. You can try the payment page for a partial estimate. My tours are below, along with the questions I would bring to the sales office.
Watch: my Highland tours
What to ask at the sales office
- What is the current incentive sheet, and when does each offer expire?
- Does the $20,000 apply to this home, and does it need Highland's lender?
- Which lots and lot sizes are open, and how does the plan price change on each?
- What is the yearly PID bill on this lot, and what is the HOA?
- What is standard in the bath and kitchen, and what is an option, like shower tile height?
- What is the earnest money deposit, and when is it refundable?
- Can I see the warranty booklet, and what does year one cover?

Hillstead 40-ft lots started at $377,990 and the Birchwood at Meraki started at $507,990. These are the figures I said on camera. Does Highland negotiate on price?
As of October 5, 2026, Highland lists $20,000 toward a rate buydown, closing costs or the Design Center, and smaller asks can work too. On one home I worked on, Highland moved the fence a little past the windows after we asked. Confirm current terms with the builder.
Where does Highland build in DFW?
Highland has 29 communities in my catalog across DFW. This guide covers five that I toured: Hillstead (Lavon), Sonoma Verde (McLendon-Chisholm), Meraki (Forney area), Creekside (Royse City), and the Estates at Bristol Valley (Heath). I do not write about places I have not walked.
Is Highland a good builder?
Highland is one of my favorite builders, and I say on camera that it is a good first stop if you are still working out what you want. Read the flyer, ask about warranty terms and deposit rules, and run the real monthly payment with the adopted tax rate and any PID before you sign.
This is general information, not lending, tax, or legal advice. I'm not a lender, so ask a lender about rates and loan terms. Prices come from my videos on their filming dates, and the incentive and tax data were checked in September and October 2026. All of it changes often. Confirm everything with the builder's sales office.
