Bloomfield Homes in DFW's East Corridor (2026)
Published October 1, 2026 · Kyler Hood, Sales Agent, eXp Realty LLC
Short answer: Bloomfield Homes builds in about a dozen DFW communities, from Anna and Howe up north to Commerce in the east. This guide covers the four in my corridor that I tour and verify: Lewis Ranch in Wylie, Stone River Glen in Royse City, Grand Heritage in Lavon, and Meraki in McLendon-Chisholm. I don't write about communities I don't walk, so if you're shopping Bloomfield outside these four, call me and I'll tell you what I actually know.
I'm Kyler Hood, a new construction agent in North & East DFW. Bloomfield is one of the builders I recommend in the east corridor. I tour their communities, I pull their flyers, and my price monitor checks their listings every Monday. Everything below is from my own tracking, with dates. Where I could not verify something, I say so.
Where Bloomfield builds in my corridor
| Community | City | Price range | Plans I track |
|---|---|---|---|
| Lewis Ranch | Wylie (Wylie ISD) | $559K–$775K (builder flyer, 9/20/26) | 21 |
| Stone River Glen | Royse City | $380,990–$577,990 (bloomfieldhomes.com, 10/1/26) | 25 |
| Grand Heritage | Lavon | $319,990–$568,990 (bloomfieldhomes.com, 10/1/26) | 26 |
| Meraki | McLendon-Chisholm | $432,990–$549,136 (bloomfieldhomes.com, 10/1/26) | 18 |
Tax snapshots: Lewis Ranch sits at an adopted 2026 rate of 2.004388 per $100 with no MUD or PID. Grand Heritage matches Lavon's clean 1.867541, also no MUD or PID. HOA at Lewis Ranch sampled around $44 to $100 a month (low confidence, confirm with the HOA).
What Bloomfield does well
Real price cuts on inventory, printed on the flyer. This is the thing I keep coming back to. On September 20, 2026, all nine available homes at Lewis Ranch carried a stated WAS/NOW cut of $46,424 to $63,9xx. On September 28, eleven homes at Stone River Glen were cut $30,000 to $75,000. Most builders hide the discount in the financing. Bloomfield puts it on the price.
Value positioning in the corridor. Lewis Ranch at $559K to $775,000 for 2,381 to 4,226 sq ft, 3 to 5 beds, buys more house per dollar than most of what I tour in Wylie. Stone River Glen at $380,990 to $577,990 is the value play for Royse City buyers, and the 6-month golf membership the builder includes there is a perk most buyers miss. Meraki's Signature Series runs $432,990 to $549,136 with a new model now open, and I have a full tour video on it.
They show up in the data. Bloomfield is one of four builders my Monday price monitor watches (alongside Highland, Perry, and David Weekley). When their prices move, I see it the same week, and so does my incentive tracker. That is not true of every builder.
What to watch for
Flyers expire and inventory sells. Every price cut in this guide has a date on it for a reason. If a cut matters to your offer, screenshot it the day you see it and confirm it is still live before you write.
Grand Heritage pricing, verified. The builder's own site prices Grand Heritage homes $319,990 to $568,990 (1,531 to 4,226 sq ft, 3 to 6 beds), observed October 1, 2026. That's the lowest entry point of the four corridor communities. My floorplan catalog had no base prices on Bloomfield's 26 plans there, which is why this was blank until now.
Two builders, one community. At Grand Heritage, Stonehollow Homes also builds in the Bear Creek section (ask its sales office for current pricing). Confirm which builder owns the lot you're looking at before you fall in love with a model.
Incentives change constantly. Bloomfield runs buydowns, closing cost help, and inventory cuts like most production builders, with a big expiry wave every end of quarter. I don't list specific offers here because they'd be stale by the time you read this. Check what's live now at kylerhood.com/incentives and confirm everything with the sales office. That last part isn't fine print, it's the instruction.
Bottom line
Bloomfield is the builder I point to when a buyer wants the most house for the money in Wylie, Royse City, Lavon, or McLendon-Chisholm. The inventory price cuts are real and documented, most of the corridor communities sit in clean tax territory with no MUD or PID (Meraki is the exception: it carries Ledbetter MUD No. 1, so check its rate first), and I track their pricing weekly so my buyers walk in knowing what changed. My tours for Lewis Ranch, Meraki, and Stone River Glen are embedded below, plus my Grand Heritage overview. Bring the seven questions further down to the sales office and run the real monthly payment with the adopted tax rate before you sign.

What to ask at the sales office
- What is the current incentive sheet, and when does each offer expire?
- Which price cuts on the current flyer are builder reductions versus incentives tied to their lender?
- What is the earnest money deposit, and when is it refundable?
- Can I see the warranty booklet, and what does year one actually cover?
- What is the build timeline on a ground-up home here right now?
- What structural options exist versus finish selections only?
- Who is the construction manager on my build, and how many homes are they running?
Frequently asked questions
How much does a Bloomfield home cost in DFW?
From my tracking: Lewis Ranch in Wylie has base prices from $479,990 to $689,990 (checked Oct. 9, 2026). Stone River Glen in Royse City runs $380,990 to $577,990 on the builder's site. Grand Heritage in Lavon is priced $319,990 to $568,990, the lowest entry of the four. Meraki in McLendon-Chisholm runs $432,990 to $536,990. Always confirm current pricing; builder flyers change monthly.
Does Bloomfield negotiate?
On inventory homes, the negotiation is usually already printed on the flyer as a WAS/NOW cut. On ground-up builds, the lever is incentives: buydowns, closing costs, design credits. My tracker shows you what's live before you walk in.
Where does Bloomfield build in DFW?
The communities I track are Lewis Ranch (Wylie), Stone River Glen (Royse City), Grand Heritage (Lavon), and Meraki (McLendon-Chisholm). They build elsewhere in the metro, including Anna, Howe, and Commerce. These are the ones in my corridor that I tour and verify.
Is Bloomfield a good builder?
It's one of the builders I recommend in the east corridor, which is why this guide exists. I tour their communities, I track their prices weekly, and I walk my buyers through their inventory. Read the flyer, ask the seven questions above, and run the real monthly payment with the adopted tax rate before you sign.
This is general information, not lending, tax, or legal advice. Prices, incentives, and availability come from builder flyers and my own tracking, observed September to October 2026, and change constantly. Confirm everything with the builder's sales office.

I tour new construction across Wylie, Royse City, Lavon, and Forney every week. If you are comparing Bloomfield communities, I will walk the inventory homes with you, run the real monthly payment with the actual adopted tax rate (not the flyer number), and make sure the incentive math holds up.
