30-year fixedreal estimate
Property tax uses the adopted 2026 rate where published. Where the 2026 rate isn’t adopted yet, tax is excluded and marked clearly. HOA is a typical from sampled new-build communities — not a quote for any specific home. MUD/PID is never auto-added because it’s community-specific; check your community before relying on a number. Homeowner’s insurance is an estimate. Ask Kyler for the details on a specific home.

Straight answers

New construction, without the sales pitch.

The questions every buyer asks before they ever visit a model home.

Do I need a realtor for new construction?

No, but the sales office works for the builder, not you. Their job is to sell you a home at the builder's terms. A buyer's agent's job is to make sure those terms are actually good. I track price cuts weekly, I know which incentives are live before you walk in, and I run your monthly payment with the real adopted tax rate instead of the number on the flyer. The builder pays my commission out of their marketing budget. It doesn't raise your price.

What does a new construction buyer's agent actually do?

Three things. First, before you visit: I pull the current flyers, check my price monitor for recent cuts, and check the incentive tracker for live offers, so you know what's negotiable. Second, at the sales office: I ask the questions buyers don't know to ask — warranty terms, deposit refund rules, what's tied to the builder's lender. Third, before you sign: I run the real monthly payment with taxes, HOA, and any MUD or PID, so there's no year-two surprise.

How is buying new different with an agent vs. going to the sales office alone?

Alone, you get the builder's presentation: the model home, the flyer price, the advertised rate. With me, you get the same visit plus everything around it: what the same plan sold for last month, which inventory homes just got cut, whether the incentive requires the builder's lender, and what your payment looks like with the actual tax rate. Same house, more information, no extra cost to you.

What should I look for in a buyer's agent for new construction in Wylie?

Someone who works new construction every week, not once in a while. Ask whether they track price cuts, whether they know which incentives are live right now, and whether they'll run your real monthly payment with the official tax rate before you sign. That's the job I do across Wylie, Rockwall, Rowlett, and Forney: weekly price monitoring, a live incentive tracker, and payment math with the official 2026 rates. If an agent can't answer those three questions, keep looking.

Is Rockwall a good place to buy a new home?

For a lot of buyers, yes. You've got the lake, a real downtown, and builders actively cutting prices on inventory homes right now. The thing to watch is the total tax rate, which varies by community, so run the real monthly payment before you fall in love with a model home. I tour Rockwall communities weekly and keep current incentives and price cuts on the tracker.

I'm relocating to DFW. Do I need a local agent before I visit?

It helps more than most people expect. I do video walkthroughs, flag which communities fit your commute, and check incentives before you ever book a flight. Most of my relocation buyers narrow it to 2 or 3 communities remotely, then we tour those in one trip. Book a 15-minute strategy call and we'll map it out.
